The purpose of these Lunch and Learns where to intruduce the sells professionals into the field of Eco-Friendly and Energy Efficient Homes, how to recognize them, why and how they can earn more money by selling these types of homes, and finally what are green homes give aways when one has the chances to walk them prior to being drywall. What is a HERS Index?17 Sep

The word HERS Index has recently received a lot of attention, specially since many large national and regional builders have been signing memorandums of understanding with RESNET to commit 100% to displaying the homes HERS Index.

As many of you know the Imery Group was the first in the State of Georgia to commit to such noble cause, so here is the definition straight out from RESNET:

 ”A scoring system established by RESNET in which a home built to the specifications of the HERS Reference Home (based on the 2006 International Energy Conservation Code) scores a HERS Index of 100, while a net zero energy home scores a HERS Index of 0. The lower a home’s HERS Index, the more energy efficient it is in comparison to the HERS Reference Home. Each 1-point decrease in the HERS Index corresponds to a 1 percent reduction in energy consumption compared to the HERS Reference Home. Thus a home with a HERS Index of 85 is 15 percent more energy efficient than the HERS Reference Home and a home with a HERS Index of 80 is 20 percent more energy efficient.”

In short, a HERS index is the measuring stick for which all new homes will be rated by.

This week was the second part of a three part Lunch and Learn series that I am hosting at the Athens Area Association of Realtors about Green Building Programs and what makes an Eco-Friendly home so much sense to sell and own.

In this particular series we cover the basics of what makes green home green or eco-friendly, we discussed the core and common pillars of green building programs, and then dove a bit into recognizing the most popular programs in our area such as ENERGY STAR, EarthCraft House and LEED for Homes.

Eco-Friendly or Certified Green Homes?01 Sep

This is the dilemma that many builders or people wanting to build their next “green dream home” are facing. But, what is the different? Is it not the same? Well, is NOT.

To start with, I’d like to go on record that I prefer any of these two options as oppose to building a home just meeting the minimum energy code requirements. Both approaches are at least trying to deliver a home that is sensible to the environment, that will be respectful to the use of manufacture materials and natural resources, and that will ultimate produce a home that will perform better than your average new home.

The difference between the two approaches is that a Certified Green Home is third-party verified by a qualify individual during the construction process. While, and Eco-Friendly home depends on the knowledge of the builder about green building, and that will vary greatly depending on the training that it has.

Typically, a certified green home will at least undergo what is call a pre-drywall inspection whose purpose is to check for proper alignment of the home’s building envelope to assure an air tight and properly insulated home, and a final inspection that will include an infiltration test that consist of testing the air leakage of a home with a blower door and a duct blaster, now required in Georgia by the new Energy Code. This qualified individual or rater as it’s called by the industry, works as well as the “Green Consultant” for the builder. Before the home is build, the Rater will meet with the builder or property owner and gather a wide variety of information from the stake holders in order to reproduce the home’s energy model. This model will generate a HERS index, which is the measuring stick for how efficient a home is.

Energy Efficiency is just one part of sustainability, but is the core of any green building program. After the energy model is done, then a rater will focus, depending on the chosen green building program, on other areas such as water conservation (indoor/outdoor), indoor air quality, lighting efficiency and more.

The importance here is that by certifying a green home, you are working hand by hand with someone who has gone through  intensive and multiple training and have gain many credentials that make them an expert in their field. More importantly, they view a home as a system and understand the building science behind it, and the interaction between each component.

So, if you are undecided on what to do. I first encourage you to find a HERS rater that can put you in touch with a builder that at least has gone some “green training”, and get your green team up and running. As an alternative, you can work with organization such as the Imery Group, where we have undergone the intensive training of a HERS rater since we provide third party verification services for Energy Star and EarthCraft House but also have an award winning green construction division.

In a nutshell, a certified green home, is the only way you can know how sustainable your new home is, the rest is just a guessing game.

When asking what green building programs focus on, the short answer but that is open to too much interpretation is sustainability. The other thing commonly heard is that it is a holistic approach to construction. It looks into the interaction of each component that makes a home, and ultimately come up with a well balanced system. Today, I will dig down a bit more and get more into specifics but still keeping it simple.

Although they are many green building programs, their intention and areas of focus are similar across the board. For this blog entry, I will use the LEED green building program categories, since they do a nice job on breaking them out. Make More Green by Selling Green19 Aug

This was the topic of a recent LUNCH and LEARN event hosted by the Athens Area Associations of Realtors where I got the chance to explain to a group of agents how can they boost the commission they typicall earn by at least 10% by sellling energy efficient or green homes.  Basically it boils down to being able to increase your buyers purchasing power. How can you do this? Well, conventional loans do not take into  account the monthly savings that are generated by green or eco-friendly homes due to their lower utility bills. If that buyer, were to opt for a Energy Efficient Mortgage EEM, then this savings will be consider additional income, thus increasing the size of the loan that he can qualify for. I would say than on average if you had a buyer already pre-approved for a certain amount, agents can think of showing energy efficient rated homes that might be 10% to 20% more than the pre-approved loan amount. In any event, it is important that you get a “Green Lender” involve early in the process.

101 Green Building Programs11 Jul

Well, after a couple of month of non stop activities I found time to get the blog up and running. I am very excited about having the opportunity to share with everyone our company’s experiences ( www.imeryandcompany.com)  in building the first two EarthCraft Platinum Level Houses in Athens, and  serving as third party raters or certifiers of different green building programs and home energy audits.

After being involve with this “green wave” for over three years, I feel that the best way to start is to introduce you to the most popular Green Building Programs available in my area.  I have found that there is a lot of confusion and distortion on what people think these green building programs are, how they work and and finally their implementation. So, to start:

ENERGY STAR:  Is a Government-backed symbol for energy efficiency. Identifies new homes, buildings, and products that are energy efficient and offer the features, quality, and performance that today’s consumers expect. To earn ENERGY STAR®, a home must meet strict guidelines for energy efficiency set by the U.S. EPA. Homes are at least 15% more energy efficient than homes built to the 2004 International Residential Code, and include additional energy-saving features that typically make them 20–30% more efficient than standard homes

  • Benefits:  New homes are certified to meet EPA’s guidelines for energy efficiency. Performance is verified by an independent third party such as our company. Homes use less energy for heating, cooling, and hot water heating. Homeowners can expect to save about $200–$400 annually on their utility bills. This homes keep out excessive heat, cold, and noise, and ensure consistent temperatures between and across rooms-making these homes more comfortable to live in.  By purchasing an ENERGY STAR qualified new home, you are helping our nation reduce our energy needs and building a cleaner environment for the future.
  • Features:Effective Insulation — properly installed insulation helps achieve even temperatures throughout the house. High-Performance Windows — advanced window coatings help keep heat in during winter and out during summer. Tight Construction and Tight Ducts —by sealing all holes, cracks, and seams in ducts and construction assemblies helps eliminate drafts, moisture, dust, pests, and pollen. Energy-Efficient Heating and Cooling Equipment — more efficient and properly sized heating and cooling systems.

End result is a home that has lower utility costs, is quieter, more comfortable,  and with better indoor air quality than a typical home.

In a nutshell the ENERGY STAR program focuses on having an airtight home and duct system, and implementing proper construction techniques to reduce energy consumption by minimizing air leaks and using more efficient systems and components. Then, you move to programs that look beyond energy efficiency of a home and considers other factors such as site planning, lighting, designs, waste management, indoor air quality, water consumption, home buyers educations, and kind of building materials used for the construction of the home.

EARTHCRAFT HOUSE: Is a green building program that helps construct healthy, comfortable homes that reduce utility bills and protect the environment. Is a partnership between the Greater Atlanta Home Builders Association, Southface Energy Institute, the government and industry partners. The aim of the program is to help home builders be leaders in smart growth management and environmental stewardship.

  • Benefits for Builder: Reduce the number of callbacks because comfort or moisture problems can be eliminated with a systems approach to home building. Product differentiation shows home buyers that your company is dedicated to quality & sustainable construction. Increasing profits and enabling potential home buyers to access special mortgage products due to true cost of ownership. Is a systems approach to home building which results in a comfortable home that performs better without costing much more to build
  • Benefits for Homeonwer: Home is more energy efficient, durable, healthier and comfortable than other homes just built to code .“True Cost of Home Ownership” is reduced. –Lower monthly mortgage, gas and electric bills, water and sewer, maintenance and repair, and in many cases, doctor’s bills for health problems related to poor indoor air quality. Can Qualify for special energy efficiency lending programs.

LEED for Homes: A LEED-certified home is designed and constructed in accordance with the rigorous guidelines of the LEED for Homes green building certification program. LEED for Homes is a consensus-developed, third party-verified, voluntary rating system which promotes the design and construction of high-performance green homes. This program is administer by the U.S Green Building Council.

Now, which program is right for? Well it depends on who you are. If you are a builder and you are planning on jumping into the “green wave” my recommendation is to first start with the Energy Star program, and them, when you get familiar with the requirements and construction practices consider either the EarthCraft House or LEED for home. I favor EarthCraft House since this program was developed first for residential construction and then has grown into commercial stuff. LEED was developed first on the other end of the building spectrum, in other words first on the commercial/institutional arena and then have moved down the spectrum to residential. However is up to you…

If you are someone looking into buying a house or building one, I definitely recommend you  look for homes with any of the certification mentioned above because it’s a symbol of quality, and that the builder went beyond current codes requirements while building the house and had it third party verified  adding an extra layer of quality assurance during the construction process. So look for a home that has the certification labels. These labels can typically be found in the electrical panel… If you are planning on building your house then I recommend you look for the green builders in your area. You can do this by going to the  different program administrator’s website and find a builder who is a partner to the program.
